The information that you will find here is related to our fees. We charge our clients a fixed brokerage fee. A brokerage fee is defined as the percentage of the sale or purchase price. All the fees are defined within the brokerage agreement signed between the agency and the client. The fees are negotiable for higher amounts. If you have any questions, please contact us for details.
PROPERTY SALE Our clients' obligation towards our company is 3% of the agreed sales price plus Croatian VAT (22%), depending on the property location. This applies for standard sales of properties of up to 1 million Euros. For larger amounts or off-plan projects, we will agree on a commission prior to signing the contract.
PROPERTY PURCHASE (RESIDENTIAL) Our clients’ obligation towards our agency is 3% of the agreed sales price plus Croatian VAT (22%), depending on the property location and sales/purchase price. Only in cases of very large amounts or commercial property, the commission is negotiable. Our minimum commission amount is 3.000,00 Euros. The sale or purchase fee includes:

Viewing of the property within the city limits, or up to 10 km from our offices in Novigrad, Icici, Zadar, Vodice, Split and Dubrovnik (additional charges will apply for locations outside the radius of 10 km)

Withdrawal of the legal documents and quick title check (for standard residential property)

Photographing of the real estate and when necessary, recording the material on CD’s or other media

Assistance in payment transaction, bank account opening, etc.

Meeting with the property owner and assistance with negotiations
*Note: It is the buyer's responsibility to hire the services of an independent solicitor to check the title of the properties thoroughly and all legal documents. We can recommend a solicitor if required.
PROPERTY VIEWING/INSPECTION We do not charge the viewing/inspection trips within the city limits, or up to 10 km from our offices in Novigrad, Icici, Zadar, Vodice, Split and Dubrovnik. For inspection trips exceeding the radius of 10 km, we charge transportation and ferry expenses. We will inform you prior to the viewing what the viewing fees will be depending on the location of the properties and the time that you will need one of our sales agents. The viewing and transportation fees (if applicable) will be deducted from our brokerage fees in case that you purchase a property through our agency.

INCORPORATION OF A CROATIAN COMPANY The cost to set up a Limited Liability Corporation in Croatia is approximately 2.500,00 Euros (VAT included), plus the mandatory starting capital of 20.000,00 HRK (approximately 2.800,00 Euros). This amount varies according to the exchange rate of HRK to EUR. The starting capital amount remains at your disposal as a company account balance. Incorporation price usually include:
