The Ultimate Waterfront Living

The Olive Island Resort is being developed on Ugljan Island as the first integrated holiday development on the Dalmatian Riviera.

For sale are a stunning range of 431 apartments and villas, built to top European standards, all with sea views and large terraces/patios or gardens.

Price Ranges: Apartments and villas from Euro 2.600 - 3.000 sqm.

Prices are contractually fixed and include individual air-conditioning and heating systems, fully fitted kitchens and bathrooms as well as flooring, tiling and parking spaces.

Sure-let: Buyers have a range of purchase options, including owner occupation or usage of the apartments or villas for four weeks of the year while still receiving a guaranteed minimum net rental yield.

Tight Market for Seafront Property

Recently issued planning regulations prohibit the development of sea front properties in Croatia – unless it is an exclusive low density tourism project approved by the government. We are in the rare position to be able to offer exactly that! This project is bound to be the first and only one of its kind for the foreseeable future.

The "Olive Island" Ugljan

The island Ugljan is the garden of the city of Zadar. The island, covered with pine trees, fig trees, vineyards and olive groves, received its name in connection with the abundance of aromatic oil, which has been extracted for over 2.000 years from the more than 100.000 olive trees. The oil is well-known for its high quality.

Despite its geography, the island has the benefits of urban convenience. Its close proximity to the mainland and frequent travel connections make it a convenient destination. Only 30 minutes of travel with regular ferry lines separate the island from the city. On Ugljan, a mild and healthy Mediterranean climate prevails, where the stillness of the sea changes with the favourable winds. The average air temperature from May to October is 22°C, 2.500 sun hours are registered annually and the summer brings the refreshment of a mistral breeze.

Bathers are drawn to the beautiful sand beaches. There are several restaurants on Ugljan, in which local specialties are offered. All those that love Mediterranean landscapes will greatly enjoy the wonderful panorama of the island.

Some short history details
The island's current name was first recorded in 1325. It has been continuously inhabited since the early Stone Age. During Roman times, it was densely populated, particularly in the northwestern part, where the remains of many ancient buildings were discovered. The current towns were founded in the Middle Ages.

Route 1: Udine - Triest - Rijeka - then along the coast to Zadar
Route 2: Karavanke Tunnel - Ljubjlana - Zagreb - Karlovac - Zadar
